Cash or mortgage

Two ways to pay, two different budgets

Buying in cash means fewer fees and a faster transfer. A mortgage keeps more of your money free but adds bank fees, a valuation and a registration fee. The calculator above shows both, side by side.

  • Cash buyers skip the bank valuation and mortgage registration, and can often transfer within weeks.
  • Mortgage buyers need the down payment plus all fees in cash, since banks don't lend on the fees.
  • Pre-approval first. We can introduce you to brokers so you know your budget before viewings.

Questions buyers ask us

The short answers. For anything specific to your situation, an advisor will walk you through it.

Can foreigners buy property in Dubai?

Yes. Non-UAE nationals can buy freehold in designated areas, which include most of the communities on this site, such as Downtown, Dubai Marina, Palm Jumeirah and Dubai Hills Estate.

Do I need to live in the UAE to get a mortgage?

No, but lending rules differ. Non-residents can usually borrow a smaller share of the price than residents, so expect a bigger down payment. Switch the calculator to Non-resident to see the difference.

What do I pay when I buy off-plan?

You pay the booking instalment set by the developer's payment plan, and the Dubai Land Department registration fee is normally due at booking too. The rest follows the plan through to handover.

Does buying property get me a UAE visa?

Property above certain values can qualify you for a residence visa, including the long-term Golden Visa. The thresholds and rules change, so we check the current criteria with you before you buy.

Are there costs after I buy?

Yes: yearly service charges for the building or community, plus utilities and, if you let it, property management. Ask us for the service charge on any listing before you make an offer.

Want the numbers for a specific home?

Open any listing and choose "Work out the costs", or send us the home and we will prepare a full cost sheet.
